MOVE-OUT INSTRUCTIONS
Notice to Vacate
Once Riviera receives your 30‑day notice to vacate, we will email you an acknowledgment confirming the last day of your financial responsibility and the final prorated rent amount due.
If you have automatic payments set up through your resident portal, please cancel them to avoid overpayment.
Showings
To prepare your home for re‑rental, we will begin marketing the property and scheduling showings with qualified prospective residents. Riviera provides extensive online photos and detailed marketing information, so applicants have a clear understanding of the home before requesting a showing.
You will always receive a minimum of 24‑hour notice before any showing. A Riviera representative will always accompany all prospective residents while inside your home. Riviera never authorizes anyone to enter or view your home without our representative present. Please do not allow anyone into your residence who claims otherwise.
Cleaning Requirements
Your home must be left clean and in move‑in ready condition for the next resident. This includes, but is not limited to:
Wall Repairs:
Remove all hooks and nails. Fill holes with a small amount of putty applied only to the hole itself. Over‑patching or spreading putty across textured walls may result in repair charges.
Light Bulbs:
Replace any burned‑out bulbs.
Carpets:
Carpets must be professionally cleaned/shampooed, and a receipt must be provided at move‑out.
Any cleaning or repairs needed after you vacate will be deducted from your security deposit. A $15.00 processing fee per vendor will be added to any work required to return the home to clean, re‑rental condition. Additional days of rent may be charged if cleaning or repairs are delayed by the next resident’s move‑in.
Itemized security deposit statements are mailed on or before the 21st day after you vacate.
Riviera can provide contact information for preferred vendors who can assist with cleaning and related services.
Returning Keys
Important: Per Paragraph 26 of your lease, all keys and possession of the property must be returned to Riviera on the final day of your residency.
Keys returned late will result in one day’s rent charged per day until keys are received. Residents may also be charged for rekeying the property.

Forwarding Mail
Please submit your change of address with the USPS well in advance of your move. Mail forwarding typically begins 7–10 days after processing.
