We professionally market your property, conduct all showings, screen prospective residents, prepare and sign the lease, and collect all move‑in funds.
After residents take possession, the owner assumes responsibility for rent collection, notices, maintenance, and turnover work.

Your listing is syndicated to 30+ major rental websites, including Zillow, Trulia, and Craigslist, giving prospective residents a strong sense of the home before scheduling a tour.
Where permitted, a professional sign is installed for added visibility.
All showings are conducted exclusively by Riviera representatives—your home is never left unlocked or toured without supervision.
Applicant Screening
Riviera’s screening process is designed to place reliable, well‑qualified residents.
We conduct a full credit review, verify employment and positive landlord references, and run a 50‑state public records and eviction search.
Only applicants who meet our strict criteria are approved.
Rental Agreement & Lease Preparation
Riviera prepares a customized lease that reflects current legal requirements, property rules, and any HOA restrictions.
Before move‑in, we complete digital photo documentation of the property’s condition and provide copies to both the owner and the resident.
A key agreement and a move‑in/move‑out checklist are also included to ensure clarity and accountability.
Rent & Deposit Collection
Riviera collects the first month’s rent and full security deposit in certified funds.
Once the lease is signed and keys are delivered, residents are instructed to make all future rent payments directly to the owner and to contact the owner for maintenance, questions, or emergencies.
The original lease, condition photos, complete accounting statements, and the remaining balance of all collected funds are then forwarded to the owner.
