ROOMMATE SUBSTITUTIONS
Upon receiving a resident’s written 30‑day notice to vacate, Riviera will send an email acknowledging receipt. Acceptance of this notice is subject to the following terms, conditions, and Riviera Property Management approval.
1. Determining Residency Status
Riviera Property Management will determine whether the departing resident will be released individually or whether the entire residency will end.
In nearly all cases (99%), roommate substitutions are approved.
2. Application & Lease Requirements for New Roommates
Per your lease agreement, any new roommate must:
Prospective roommates may contact Riviera at 858‑273‑2255 or [email protected]. Riviera will then send an invitation to apply online.
Upon approval, the new resident may request a copy of the original Move‑In Checklist.
3. Rent Proration & Security Deposit Arrangements
All financial arrangements between incoming and outgoing residents, including rent proration and security deposit contributions—must be handled between the residents themselves.

The full security deposit remains with the unit under the names of the current residents on the lease.
The security deposit will only be refunded when:

- Be formally approved by Riviera Property Management
- Sign and return the new lease agreement before moving in

3. Rent Proration & Security Deposit Arrangements
All financial arrangements between incoming and outgoing residents, including rent proration and security deposit contributions—must be handled between the residents themselves.
Important reminders:
- No money should be exchanged until Riviera confirms the new roommate’s application has been approved and the new lease has been signed.
- Riviera is not involved in any payment arrangements between roommates.
- The departing resident must collect any security deposit contribution directly from the remaining or incoming residents.
- Cleaning responsibilities and any existing damages must be resolved between residents.
- Riviera does not provide move‑out walk‑through inspections for roommate substitutions.
4. Security Deposit
The full security deposit remains with the unit under the names of the current residents on the lease.
The security deposit will only be refunded when:
- All residents have fully vacated, and
- All keys have been returned
