            Careful planning and years of experience, coupled with the latest in technology, have been combined to develop our services and management systems to ensure quality control in all aspects of our clients' real estate needs.  
             
            Riviera's Full Property Management Services:
            • Marketing your property (online, website, signage) for maximum exposure.
            • Vacancies shown by Riviera exclusively. 
            • Applicant screening to include credit check, income verification, and prior landlord references.
            • Prepare customized computer-generated rental agreement.
            • Set up lease signing appointment and collection of move-in funds.
            • Ensure positive management/tenant relationship.
            • Contract, supervise and inspect all maintenance and repair work.
            • Reduce maintenance costs through favorable contracts and volume purchasing.
            • Pay expenses requested by owner.  Reserve amount to be determined by property requirements.
            • Ensure accurate money management through top of the line financial systems. Provide owner with monthly statement itemizing receipts and disbursements.
            • Annual physical evaluation of property to include interiors, exteriors, parking, landscaping, and utilities.
            • Annual security evaluation to include - locate potential fire hazards, provide tenants with safety information (emergency routes / procedures, and inspect property for protection from burglary.
            • Provide owner with year-end statements for tax purposes.  This includes 1099's to vendors as required by the Internal Revenue Service. 
              Payment of mortgage, property taxes, insurance, HOA, water bills and service contracts applicable to the property.
            Riviera's Management Systems:
            • Financial System:  The first step in our management program is to determine the financial and investment goals of each property owner. This is followed by an on-site inspection and evaluation of the property to determine the program best suited to achieve your goals. Riviera uses state of the art computer software systems to generate comprehensive monthly financial reports and year-end tax statements.
            • Resident Systems:  Careful resident selection is the key to successful property management.  Each applicant is required to pass a thorough credit and reference screening.  We educate residents about the guidelines regarding use of the premises including payment of rent, maintenance requests, and safety features to name a few.
            • Maintenance System:  Our cost effective and dependable maintenance program protects the value of your investment.  We have established a network of professional subcontractors who are on call to respond to any and all problems that may arise.  In case of emergency, we are also on call 24 hours a day.
