Rental Only Program

Our Rental Only Program works well for local owners who prefer to manage their property but require assistance when a turnover occurs. In this program the owner manages and handles all rent collections, notices, and maintanence / turnover work. The following services are performed for this program:

Marketing - Includes on-line advertising on various sites to generate maximum exposure as well as placement of a professional sign on the property (if allowed). Prospective applicants are pre-qualified, then personally shown the property by a Riviera professional.
Applicant Screening - Requires positive credit history, employment verification and previous landlord references. All screening is done in-house by our trained personnel.

Rental Agreement & Lease Preparation - Includes Riviera's customized lease that incorporates current legal requirements, premise usage, and HOA restrictions. Photographs are taken prior to tenant moving in with a copy given to both the owner and tenant. Key agreement & move-in/move-out checklist is also processed.
Rent / Deposit Collection - Riviera collects first month's rent in addition to the security deposit. Possession is given to the tenant with keys. Original lease, photos, and accompanying documentation is then sent to the owner. Tenant is instructed to make all future payments directly to the owner. Complete accounting statements and the balance of all funds is forwarded to the owner as well.
