Our Rental Only Program is great for owners who enjoy personally managing their property but prefer having Riviera professionally market their property, conduct showings, screen prospective residents, sign the lease and collect all move-in funds. In this program the owner personally manages the property, handles all rent collections, notices, maintenance and turnover work. Riviera provides the following services for the Rental Only Program:
- Marketing - Riviera's extensive marketing provides maximum property exposure including a custom web page on our website. Prospective residents will find your property marketed on over 40 popular rental websites including Craigslist, Zillow and Trulia. A professional sign is installed at the property, where allowed. Your property is shown by appointment with Riviera representatives exclusively. It is never left unlocked or viewed without a Riviera representative present.
- Applicant Screening - Our careful resident selection is the key to successful property management. Riviera utilizes credit reporting agencies to thoroughly screen each applicant and requires a positive credit history. Employment and positive previous landlord references are verified. Riviera also has a public records search done covering 50 states to discover if any applicant has a prior eviction history.
- Rental Agreement & Lease Preparation - Riviera's customized lease incorporates current legal requirements, premise usage, and H.O.A. restrictions. Complete digital photo documentation of the unit's condition is captured prior to residents moving in. Digital copies are given to both the owner and resident. A key agreement and move-in/move-out checklist is also processed.
- Rent / Deposit Collection - Riviera collects the first month's rent and the full security deposit in certified funds. Once the lease has been signed and keys are handed to the resident, they are instructed to make all future payments directly to the owner. They are also advised to contact the owner directly for any maintenance needs, questions or emergencies. The original lease, photos, complete accounting statements and the balance of all funds are then forwarded to the owner.
