Roommate substitutions
Upon receipt of written 30 day notice to vacate by a resident, Riviera will acknowledge receipt via email. Acceptance of this notice will be based on the following terms & conditions and Riviera Property Management approval.
1. Riviera Property Management will determine if residents(s) will be released separately or if the total residency will be ended. (99% of roommate substitutions are approved).
2. Per your lease agreement, new roommates must complete the online application process, be approved by Riviera Property Management, sign and return the new lease agreement PRIOR TO MOVE-IN. A $50.00 processing fee in addition to the application fee must be paid at the time of lease signing. The new resident applying can contact Riviera via phone at 858-273-2255 or email at rpm@rivierasandiego.com. Riviera will email the prospective resident an invitation to apply for the property online. On approval the new resident may request a copy of the original Move-In checklist.
3. Rent proration and security deposit arrangements are to be handled between incoming and out-going residents. NO monies should be exchanged between parties prior to notification that the new roommates application has been approved and they have signed the new lease. Riviera Property Management is not involved with roommate payment arrangements under any circumstances. The departing resident needs to collect any security deposit contribution from remaining occupant(s) or incoming resident. Cleaning and or damages present are to be resolved between residents. Riviera does not provide move-out walk through inspections for roommate substitutions.
4. The entire security deposit stays with the unit in the name of the current residents only. The security deposit will be refunded to all residents currently on the lease within 21 days only when the unit is fully vacated by all residents and all keys are returned.
