Move-out information


Once Riviera receives your 30 day notice to vacate the property, we will email you an acknowledgement. The email highlights the last day of financial responsibility and provides the final prorated rent amount due. If you have set up automatic payments via your residents portal, please be sure to cancel this service to avoid overpayment. 

Showings 

To accommodate re-rental, we will begin to market and schedule showings of your home to prospective qualified applicants. We provide extensive online photographs (of the empty home) and marketing information so that prospective residents have a good sense of the overall property before scheduling showings.  We will always provide you with 24-hour notice before showings. A representative of Riviera will be present with any prospective residents at all times while inside your home and Riviera NEVER authorizes any person to see your home without our representative present.  Please do not show your residence to anyone who may tell you otherwise.

Cleaning

Remember that the entire home must be left clean and in move-in condition for the next resident. Cleaning includes (but is not limited to), all appliances inside and out; cabinets both inside and out; bathroom showers, tubs, toilets, sinks, mirrors, medicine cabinets; dusting of all ceiling fan blades, ledges, window sills, closet shelving and baseboards; cleaning of all interior window surfaces and window blinds; cleaning of floor tile or vinyl; sweeping the entry, patio, storage enclosure, and garage (if applicable); removal of all personal belongings & disposal of trash.
All hooks or nails used to hang items must be removed from the walls. Holes need to be filled in a manner that covers just the hole (a small dab on a fingertip works great) and does not excessively cover the surrounding texture (please don't apply putty with a large putty knife over tiny nail holes - this could result in charges for corrective repair work). Any burned out light bulbs must also be replaced.

Carpets must be professionally cleaned/shampooed and a receipt provided upon move out.

Any remaining cleaning or repairs that need to be done after your move out will be deducted from your security deposit.  There will be a charge of $15.00 per vendor, in addition to the vendor charges, for any work needed to bring the unit to clean, re-rental condition.  Also, additional days of rent can be charged if repair work or cleaning need to be done before the new tenant can move in. Itemized security deposits are returned on or before the 21st day after you vacate.

Riviera will gladly provide you with contact info for preferred vendors who can easily handle all your cleaning needs.

Returning Keys

PLEASE NOTE:  Per paragraph 26 in your original lease package, POSSESSION AND KEYS must be returned to RIVIERA PROPERTY MANAGEMENT on the day that your residency ends.  Keys returned after that day will be charged one day's rent for each day the keys are not returned and the resident may be charged for new locks.  Please call if you have any questions concerning this matter.

Forwarding Mail

Please make sure to schedule your change of address well in advance of your moving date. Service typically takes 7-10 to days before you begin receiving mail at your new address. For the USPS change of address site, please click here
